Water in your crawl space after heavy rain

Many older Sunnyvale homes sit over a crawl space. In clay soil, rain that can’t soak in moves sideways, and the crawl space is often the lowest place it can go. A little dampness after a big storm is common. Standing water is not something to leave.

Is it normal to have water in a crawl space after rain?

What you seeWhat it means
Damp soil for a day after a heavy stormCommon. Keep an eye on it
Puddles that drain within a dayWarning sign. Check gutters, downspouts and grading
Standing water for days, or every stormNeeds a fix: it raises humidity, invites mold and rot, and keeps the clay under your foundation wet
Water when it hasn’t rainedLikely a plumbing leak

Fix the outside first

Most crawl space water starts outside the house:

  1. Gutters and downspouts emptying at the foundation. Downspout fixes →
  2. Ground sloping toward the house.
  3. Planters or beds built up against the wall.

Fixing these is often cheaper than anything done inside the crawl space, and sometimes it’s the whole job. When it isn’t, a French drain along the foundation can stop water before it gets under the house. See French drain costs →

Fixes inside the crawl space

Sump pump

A basin at the low point collects water and a pump pushes it out to a legal outlet. Good when water still gets in after the outside fixes, or there’s no way to drain by gravity.

Interior perimeter drain

A drain line around the inside edge of the crawl space leads water to the sump.

Vapor barrier

A heavy plastic sheet over the soil keeps ground moisture out of the air under the house. It helps with humidity but doesn’t stop flowing water on its own.

Full encapsulation

Vapor barrier on the floor and walls, sealed vents, often a dehumidifier. More expensive, and worth a second opinion in our mild climate. Ask the contractor why it’s needed for your house.

Common questions

How much does a crawl space sump pump cost?

It depends on the pump, the basin, how far the discharge line runs, and whether an electrical outlet is nearby. A contractor will price it after seeing the crawl space.

Can water in the crawl space damage my foundation?

It can. Water that sits under the house keeps the clay there wet and swollen, which adds to uneven foundation movement. It also rots wood and invites mold. Signs of foundation trouble →

Should I put a vapor barrier down if there’s standing water?

Fix the water first. A vapor barrier over standing water traps the problem.
